REQUEST FOR PROPOSAL
LRA is requesting proposals for the building and lot located at 4066 Russell. Review the RFP here. Leasing the builidng for around $2500 per month (no triple net) is also an option, please contact SNHC for more information. The building was used for auto repair and was built in 1960. It has 2100 sq. ft. on the first floor and another 600 sq. ft on the second floor (second floor has low ceilings but could be used for storage/office/etc). The lot is over 11,000 sq. ft and has room for parking.
The preferred use is a restaurant, grocery or other active business catering to Shaw neighborhood residents. The building and lot price is negotiable. The successful candidate will have the ability to financially perform on the proposed purchase and improvement (financing options can be discussed with SNHC). Alderman Conway will offer a 10 year Tax Abatement on the property. State Historic and Federal Tax incentives may be available (Please contact SHNC for more information).
4066 Russell is a unique opportunity. We look forward to reviewing all the potential uses for the building.
